What services are included in property management?

Property Managers wear many hats and make juggling multiple tasks look easy! The basics what we do are; advertise your property, show prospective tenants & check their references, prepare and sign tenancy agreements, conduct ingoing / routine / outgoing inspections, collect the rent, pay accounts, advise on and oversee maintenance, issue financial statements and transfer rent monies to you. We are the primary point of contact for you and for your tenant regarding all property related matters, and see maintaining these relationships as paramount.

How can I switch property management companies?

Easy! You do not have to wait until your property is vacant to switch property managers, and your tenancy remains in place. Simply give your current agent notice, and we will take care of the rest. We liaise with you, your current agent, and your tenant to ensure a seamless handover.

What are the benefits of hiring a property management company?

Employing a property manager can save you time, money and whole lot of stress! We have the expertise and experience to successfully manage your property and tenancy, ensure you meet your obligations and provide advice when needed.

How does birdie screen potential tenants?

All potential tenants are required to complete a comprehensive tenancy application. We thoroughly check ID, employment history and tenancy history, as well as their proposed lease details to ensure that they will be the best suited tenant for your property. We can never guarantee any tenant, and circumstances do change occasionally. We see the value in great tenants and do our best to establish great relationships from the very beginning.

Do I need Landlords Insurance?

Whilst it is not a legal requirement, we strongly recommend taking out a Landlord policy. A Landlord Insurance policy may help protect your asset.

How is the rent amount determined for properties?

We will provide advice on the suggested rental for your property based on current market trends, comparable properties on market, the age and presentation of your property and considering existing tenancy where applicable.

How often will my property be inspected by birdie property?

We will complete a comprehensive inspection, including photos, of your property every 6 months, and up to four times a year if required.

What happens if there is a maintenance issue at the property?

Once we note or are advised of a maintenance issue at the property, we will advise you and provide our recommendations for repair. We work with qualified tradespeople and can obtain quotes, send work orders, check repairs and pay accounts.

How does birdie property handle rent collection and late payments?

We will collect and monitor the rent payments made by your tenants on your behalf. We have a zero tolerance policy for rent arrears, and a strict procedure in place to minimise your risk of non-payment by tenants.

What should I do if I want to sell my rental property in NSW?

You are legally allowed to sell your property at any time, however if a tenancy is in place, you will be required to give your tenant notice and work with them in arranging your sales campaign. Your property manager should have a positive relationship with your tenant and may be a valuable resource to mediate this transaction.
